Expert Arborist Reports Across Bondi Ward
Bondi Ward covers Bondi, Bondi Beach and North Bondi precincts. It is one of Waverley's most densely developed residential environments, combining apartments, established detached housing, commercial strips and coastal properties.
Limited setbacks mean trees on neighbouring properties and public land can become important even where no major tree stands within the development site itself.
Which Arborist Report Do You Need?
Dense Coastal Development, Apartments & Constrained Sites
Bondi and Bondi Beach combine dense residential development with relatively small lots and significant redevelopment pressure.
Basements, pools, additions, access changes and excavation can affect trees outside the immediate building footprint. North Bondi also contains established residential streets and sloping coastal sites where retaining structures and level changes can affect roots. Bondi Beach itself is an established residential area with commercial development along Campbell Parade, Hall Street and Glenayr Avenue.

Waverley Council Tree Guidelines in Bondi Ward
Waverley's City-wide tree controls apply throughout Bondi Ward. Trees 3 metres or more high, or with canopy spread of 3 metres or more, generally require a Tree Permit before removal or significant pruning, unless exempt.
For development, trees on adjoining land and public trees within four metres of the site boundary may need to be assessed.
Replacement planting: approved private-tree removal requires an equivalent or larger mature-canopy replacement tree, minimum 45 L, planted within one month. Where there is insufficient on-site space, Council generally requires a minimum of three off-site trees for each tree removed. Development approvals also require replacement planting, with off-site offset planting where an advanced replacement tree cannot be accommodated on-site. Check current thresholds and exemptions on the Waverley Council tree requirements page.

Frequently Asked Questions
Yes. Waverley requires trees on adjoining land, and public trees within four metres of the site boundary, to be identified where development could affect their roots or canopy. On tight Bondi lots, a neighbour's tree can shape basements and footings, so the Arboricultural Impact Assessment should show how it will be protected.
Yes. Deep excavation on constrained Bondi Beach sites can cut through roots of trees on the site, on adjoining land and in the street. Early assessment lets the excavation line or construction method respond before plans are fixed.
Yes. Council may request one where the supporting evidence is insufficient or a more complex assessment is required. For standalone private-tree removal, pruning or Tree Permit questions unrelated to development, Waverley Tree Permit Services can check the Council pathway first.
Yes. Root mapping is specifically recognised in Waverley's reporting guidance. Non-destructive investigation shows where significant roots actually are, which can support design changes that allow a tree to be retained.
