Expert Arborist Reports Across B Ward

B Ward covers established residential suburbs through the central Shire, with a strong sloping, leafy character around Gymea Bay and Grays Point. Parts of Caringbah and Miranda continue to experience redevelopment, while Gymea Bay, Grays Point and Yowie Bay have a stronger relationship with slopes, waterways and established vegetation.

The arboricultural constraints can therefore change considerably between a constrained redevelopment site and a tree-rich sloping property elsewhere in the ward.

Which Arborist Report Do You Need?

Renovation and additions on sloping sites around Gymea Bay and Grays Point, and redevelopment around Caringbah and Miranda, are among the common reasons property owners across B Ward require an Arborist Report.

I need to… You generally need…
Lodge a Development Application DA Arborist Report (AIA)
Assess a declining, defective or potentially hazardous tree Health & Safety Tree Assessment
Support a tree removal assessment where evidence is required Tree Removal Report
Satisfy Development Consent tree conditions Tree Protection Plan & Project Arborist Services
Investigate roots near proposed works Root Investigation

Sloping Sites, Mature Canopy & Established Housing

Gymea Bay and Grays Point have a distinctive landscape character, with slopes, mature vegetation and proximity to natural areas. These conditions can make tree protection, root-zone impacts, retaining structures and excavation particularly important during development assessment.

Caringbah and parts of Miranda have established housing and ongoing redevelopment, where new dwellings, additions, driveways and other structures may interact with trees on the site or on neighbouring properties.

Sutherland Shire Council Tree Guidelines in B Ward

When a permit is needed: Council's private-tree controls (DCP Chapter 39) apply throughout this ward. Vegetation with a trunk diameter of more than 100 mm, measured 500 mm above natural ground level, generally needs a Tree Permit for pruning or removal unless an exemption applies. Council's arborists inspect each application before deciding it.

Replacement planting: approved removals are replaced with two new indigenous trees on site, or four off site, for every tree removed.

Imminent risk: a tree posing an immediate risk to life or property can be removed without a permit only where Council is satisfied of the risk. An arborist with at least an AQF Level 4 qualification must inspect and photograph the tree, and the owner and arborist must complete and keep the SEPP Exempt Imminent Risk Form for at least two years.

Independent risk reports: where a permit application is supported by a TRAQ risk assessment, Council requires the arborist to be an independent consultant with no affiliation with a tree contracting company.

Development: where vegetation is removed to facilitate development, it is assessed as part of the Development Application. Check current thresholds and exemptions on the Sutherland Shire Council tree requirements page.

Frequently Asked Questions
