Expert Arborist Reports Across Greystanes Ward
Covering suburbs across Greystanes Ward, including Greystanes, Pemulwuy, Guildford West, Merrylands West, Woodpark, parts of Smithfield, Prospect and Yennora.
Greystanes Ward is one of Cumberland City's least densely developed wards. It combines established low-density housing around Greystanes and Guildford West with newer development around Pemulwuy, employment land around Smithfield and Yennora, and open-space corridors associated with Prospect Creek and the Lower Prospect Canal. The Prospect area is shared with Blacktown City Council, so check the correct council for your property.
This creates a different arboricultural environment from the denser Granville, Merrylands and Lidcombe centres. Larger residential sites, mature trees and redevelopment around established vegetation are common considerations across the ward.
Which Arborist Report Do You Need?
Low-Density Housing, Newer Development & Green Corridors
Greystanes contains long-established residential properties where mature trees may interact with replacement dwellings, additions, secondary dwellings, pools and driveways.
Pemulwuy has a different development history, with newer residential areas and site-specific landscaping and tree-retention objectives associated with Prospect Hill and surrounding development.
Guildford West and Merrylands West contain established suburban properties, while the Prospect Creek and Lower Prospect Canal corridors contribute important vegetation and open-space networks. The ward also includes employment areas around Smithfield and Yennora, where Arborist Reports may form part of larger commercial or industrial development rather than conventional residential projects.

Cumberland City Council Tree Guidelines in Greystanes Ward
Cumberland DCP 2021 now provides the current development-control framework across Cumberland City. Part G contains the city-wide tree-management provisions and applies to development applications throughout the LGA.
Protected trees and development: Part G states that the vegetation provisions apply to woody perennial plants 4 metres or greater in height. Tree retention, removal and protection should therefore be considered early where a proposed building, driveway, basement, retaining wall, services or excavation may affect established trees.
Tree removal reasons: Council's DCP specifically says nuisance from flowers, leaves or fruit, wanting more light or views, shade, a tree being too large, or unsubstantiated fear of failure are not substantive reasons for removal. Where removal is proposed, the arboricultural evidence should address the actual condition, risk, development impact and retention options relevant to the tree.
Replacement planting: where existing trees are approved for removal as part of a development, Cumberland DCP 2021 provides a replacement offset of 1:1 for trees 4–9 metres high and 2:1 for trees greater than 10 metres high. Replacement planting is preferably undertaken on the development property, with alternative locations considered by Council on merit. Check current thresholds and exemptions on the Cumberland Council tree requirements page.

Frequently Asked Questions
Trees and other woody perennial vegetation 4 metres or greater in height fall within Cumberland DCP 2021's vegetation controls, subject to the applicable approval pathway and exemptions. For tree work outside a Development Application, Council's tree management page states that many woody trees over 3.6 metres high need written approval. The tree, property and proposed work should be checked against Council's current approval pathway before removal or major pruning.
An arborist report can be needed where a new dwelling, duplex, extension, pool, driveway, retaining wall or services may affect established trees. Early assessment identifies Tree Protection Zones and retention constraints before the design is fixed.
They can be. Pemulwuy contains newer development and landscaped areas around Prospect Hill, while established Greystanes properties often involve mature garden trees and residential infill. The arboricultural issues therefore depend on the individual site's vegetation, development footprint and planning constraints.
The actual root location can be investigated before major excavation. Non-destructive root investigation can provide evidence for changes to footing design, excavation, services or other works where retaining the tree is important.
A tree risk assessment should consider condition, structural defects, likelihood of failure and the people or property that could be affected. Where visual assessment is not enough, Arbor Express can use QTRA and specialist investigation such as Resistograph testing to provide further evidence.
